How to Change Rates on Booking.com: Extranet or Channel Manager?
Quick Answer
1. Use the Booking.com Extranet when your hotel manages that rate directly there.
2. Use your PMS, revenue system, or channel manager when that is where your hotel normally manages rates.
3. Change the correct room, rate plan, stay dates, and occupancy price.
4. Reopen the Booking.com calendar, then check the price a guest can actually book.

If you need to change rates on Booking.com, first decide where your hotel normally manages that rate. A hotel working directly in the Booking.com Extranet can edit the calendar there. A connected hotel will usually make routine changes in its PMS, revenue system, or channel manager.

Changing the price in the wrong place can make it revert later. It can also leave a non-refundable plan, occupancy price, restriction, or promotion different from what you intended.

Decide Where Your Hotel Normally Manages the Rate

Open the Booking.com Extranet and check whether a connectivity provider is active. Depending on your account, this may appear under Account > Connectivity provider or Account > Channel manager. Menu wording can vary by property type, permissions, and interface version.

Then look at the calendar. If the price is editable and remains after saving, the hotel may manage that rate directly in the Extranet. If the field is locked, marked as managed by a provider, or changes back after the next connection update, use the connected PMS, revenue system, or channel manager.

Not every price at one property is managed in the same place. Your channel manager may send the standard room rate while Booking.com applies a Genius, mobile, country, or campaign discount. A non-refundable plan may also be calculated from the standard rate rather than edited separately.

Before changing anything, note the property, room type, rate plan, stay dates, occupancy, currency, and current price. This keeps a weekday update from reaching the wrong room or weekend.

Change a Rate in the Booking.com Extranet

Use this method only when the rate is editable and your hotel manages it directly in Booking.com.

  1. Sign in to the Extranet and select the correct property.
  2. Open Rates & Availability or Calendar & Pricing, then choose Calendar.
  3. Find the correct room or unit and expand its available rate plans.
  4. Select the stay date you want to change. For several dates, use the visible date-range or Bulk edit control.
  5. Enter the new price for the correct rate plan and occupancy, then save.
  6. Reopen the dates and confirm the new amount remains in the calendar.

Do not change Rooms to sell when you only want to change the price. That field controls inventory, not the nightly amount.

Also check what the calendar price represents. Depending on your setup, it may be a base price, maximum-occupancy price, or one amount in an occupancy-based structure. Other guest counts can use fixed amounts or adjustments from that price.

Change a Rate Through Your Connected Hotel System

Use your PMS, revenue system, or channel manager when that is where the hotel normally manages Booking.com rates.

For routine pricing, working from one hotel system reduces the chance that a manual Extranet edit will be replaced later. Smart Order's hotel channel manager lets a manager update connected room rates and availability from the same operating calendar.

Open the correct property and pricing calendar. Select the room type and rate plan linked to the Booking.com offer, then choose the stay dates—not today's date unless that is the stay date you intend to change. Enter the new price and save it.

Check whether the room and rate plan are active and connected to the intended Booking.com offer. If your system shows a clear warning, stop and read it before repeating the update. Do not change several rooms or plans simply to make one price move.

Check Dependent Rates, Restrictions, and Promotions

Changing the standard rate does not guarantee that every Booking.com offer will show the same amount. A non-refundable or breakfast-included plan may be independent, or it may follow another plan by a fixed amount or percentage.

For example, if a non-refundable plan is set 10% below a $240 standard rate, the calculated price is $216. If that relationship is active, change the standard rate and check the result instead of trying to type directly into the dependent plan.

A correct price can still be unavailable to guests when the room is closed, inventory is zero, or minimum-stay, arrival, departure, or booking-window rules exclude the search. Review restrictions separately from price.

Promotions also change the amount guests see. Genius, mobile, country, campaign, and last-minute discounts may apply after the hotel's base rate. Taxes, fees, meal inclusion, occupancy, login status, and the guest's selected currency can create another difference.

Verify the Price Guests Can Book

Use two simple checks after every important rate change.

First, reopen the Booking.com Extranet calendar and select the same room, rate plan, stay dates, and occupancy. Confirm that the intended amount is stored there.

Second, run a guest-facing Booking.com search with the same check-in and checkout dates, room count, adults and children, currency, and cancellation conditions. Check the final offer before payment without completing a reservation.

If the guest price differs from the calendar, compare the complete offer. Look for an active promotion, a dependent rate plan, occupancy pricing, taxes, fees, meal inclusion, or a different cancellation policy before changing the base price again.

Fix a Booking.com Rate That Did Not Change

If the Extranet field is not editable, confirm whether a connected hotel system manages it. If a manual price saves and later changes back, check for an active channel connection, scheduled pricing rule, bulk edit, or dependent rate plan.

If only one room or plan is wrong, compare it with a similar offer that updated correctly. Check its room, rate-plan status, occupancy, currency, restrictions, and connection. Avoid sending a property-wide change when the issue affects only one product or date range.

If the calendar shows the intended base rate but the guest sees another price, review promotions and the full booking conditions. A discounted guest offer does not automatically mean the base-rate change failed.

Support tip: Give your PMS or channel-manager support team the Booking.com property, room, and rate-plan IDs; affected stay dates; update timestamp and time zone; currency; expected and displayed prices; screenshots; and the full visible error. The provider should review the technical acknowledgement and any mapping or currency rejection—hotel staff do not need to interpret those records.

Should I change Booking.com rates in the Extranet or channel manager?

Use the system where your hotel normally manages that rate. Connected hotels usually update routine room prices in their PMS, revenue system, or channel manager. Use the Extranet for rates and Booking.com promotions intentionally managed there.

Why did my Booking.com rate change back?

A connected system, scheduled rule, bulk edit, or dependent rate may have replaced the manual value. Confirm where the hotel normally manages that product before editing it again.

Does changing the standard rate update non-refundable rates?

Only when the non-refundable plan is configured to follow the standard rate. An independent plan needs its own price; a dependent plan uses its stored fixed or percentage adjustment.

Why is the guest-facing price lower than the calendar rate?

A promotion or a dependent rate may reduce the base price. Compare the same dates, occupancy, currency, taxes, fees, meals, cancellation terms, and login state.
